What is My House, My Life? The program no longer exists!

The first thing you need to know is that "Minha Casa Minha Vida" (My House, My Life) no longer exists. Well, at least not under that name. Recently, the program underwent some changes, such as a name change to Casa Verde e Amarela (Green and Yellow House), lower financing rates, longer financing terms, and a reduction in the square footage of each home. 

Regarding this last point, the Federal Government stated that the residence has been reduced in size to accommodate more people under the program. While the house previously measured approximately 70m², it now has three different sizes:

  • 36m² + external service area;
  • 38m² with internal service area already included in the footage;
  • 39m² for apartments or superimposed houses.

If we stop and think about it, today's house is almost half the size of the one built under the Minha Casa Minha Vida program. However, the measure is justified: currently, the Federal Government, through the Casa Verde e Amarela program, has increased housing production by 80%, almost double the number delivered under the previous program.

  2. Prove income;
  3. Have no credit restrictions;
  4. Do not commit more than 30% of your monthly income to installments;
  5. The property must be in the same location as work or residence;
  6. The total age of the applicant cannot exceed 80 years;
  7. It is not possible to finance the property for rental purposes;
  8. You cannot sell the property before the financing ends.

Regarding item 2, various income brackets are accepted, but they must be considered in different ways. So, read on and understand:

  • Band 1: Valid for those with a monthly income of up to R$1,8. In this category, financing is available in up to 120 installments, ranging from R$80 to R$270, depending on family income;
  • Band 1,5: Valid for those with a monthly income of up to R$2,6. In this case, families receive a benefit with a subsidy for new home purchases of up to R$47,5. Interest rates apply at up to 5% per year, and the repayment term is up to 30 years, determined based on family income.
  • Band 2: Valid for those with a monthly income of up to R$4. Beneficiaries of this category can receive a subsidy of up to R$29 toward the purchase of a new or used property, with a repayment term of up to 30 years;
  • Band 3: Valid for those with a monthly income of up to R$7. Families who qualify for this income bracket benefit from differentiated, more attractive interest rates than those offered in the market. Repayment terms can be up to 30 years.
